  After a boom year in 2015, it’s time for home shoppers to set the closing table for 2016. Here are five reasons to be the early bird that gets the metaphorical worm: Mortgage rates are still incredibly low! Despite the Federal Reserve serving up a year-ending short-term rate hike in 2015, mortgage rates remain at historic lows. With several factors muddling the stock market and pushing investors to bonds, mortgage rates fell as low as 3.75 percent for the week ending Jan. 15. Those low rates can make a huge difference in today’s highly competitive housing market. Colder months often mean better deals: There is still time before the real home buying and selling season starts.   Most people are very familiar with the song, “The Twelve Days of Christmas.” Many think it’s about the 12 days leading up to Dec. 25, but it’s actually about the 12 days after. The 12th Day of Christmas is on Epiphany – or Jan. 6 – the day traditionally recognized as when the Magi, colloquially known as the “Three Wise Men” came to visit the Baby Jesus, which was actually, according to the Bible, two years after he was born.
